Home Inspector in Rancho Santa Fe

High-End Homes Deserve High-End Inspections

Inspecting high-end houses takes far more expertise than the average tract home. Home inspectors who work at The Real Estate Inspection Company are highly Home-Inspector-in-Rancho-Santa-Fetrained, and understand the complexities of custom homes. We understand advanced electrical systems, low voltage controls, zoned heating and AC, custom roofs, clay tile, restaurant-style appliances, large custom pools etc.

Time is Money

We appreciate that your time is valuable. That’s why we assign two, three or more inspectors to large house, depending on the size and complexity.  This saves everyone time on inspection day especially at properties with guest houses, horse facilities, multiple kitchens, and so on. We’ve inspected houses up to 24,000 square feet. And your report is delivered the same day.

What we look for

After checking hundreds of items, your report is presented in an easy to read format complete with color photos, diagrams, and video. Now when needed, you can WATCH defects in action. Listen to a bad condenser or watch a furnace cycling, and share the report with contractors to get accurate quotes for repair. (See sample report)

Aerial Roof Inspections

We show up to inspections with the latest technology including special cameras to inspect roofs that most other inspector could not inspect. A roof can be very expensive to replace or repair. Let us perform a thorough evaluation.

 About Rancho Santa Fe

With a population of just over 3,100, Rancho Santa Fe is consistently ranked in the top 4 most expensive communities in California. There are some homes within the 92067 zip code which are not technically inside the boundaries of Rancho Santa Fe known as “The Covenant”.

In 1906 the Santa Fe Railroad purchased the entire 8,800 acre property from the Osuna family, who originally received the property as a land grant from Alta California Governor Pio Pico in 1841. The railroad company planted a grove of Eucalyptus trees with the hopes of using them for railroad ties. The wood, however, turned out to be inadequate for that use. So the company formed the Santa Fe Land Improvement Company to develop a community of country estates.

During 1917 the Improvement Company built a dam to capture water from the San Deguito River. The dam formed Lake Hodges which is still relied upon as a reservoir today. The development area was renamed Rancho Santa Fe in 1922.

The Rancho Sante Fe Association was formed in 1929. The Association adopted a “covenant” to maintain the improvement of properties in accordance with existing owners and the General Community Plan. The portion of the community included in the association is now known as “The Covenant”. Yes, it was one of the original HOA’s. Today The Covenant is one of the most desirable locations in the country to live. Approximately 1,700 residences are located in The Covenant including the Rancho Santa Fe Golf Course and the tennis facility.
