Building Standards Differ by Region
Each region of the U.S. has different building techniques. Houses in the Southeast are built to withstand hurricanes, while houses in the North are built to withstand cold and frost. In Southern California, we are concerned with seismic stability, specific pool safety items, solar systems, and the like. Ask yourself where other home inspectors are obtaining their training and whether it is specific to our climate. There’s nothing like an actual classroom with a local professional.
Rest assured that home inspectors working for The Real Estate Inspection Company also receive general training provided by the International Association of Certified Home Inspectors® (InterNACHI). Many of them attain the level of certified inspector.
A good home inspection identifies potentially expensive issues in a home. A great home inspection puts you in control and can be a valuable negotiating tool when purchasing a home. Our experienced home inspectors perform a rigorous inspection of hundreds of items and build an interactive, multimedia report that functions as a repair list. We promise that you won’t move in to find significant unexpected repairs, and we back that up with our exclusive 4/90 Home Inspection Guarantee.
Compare our guarantee with those offered by other companies. When you read the fine print, you will see that others offer very little protection with an extensive list of limitations, exclusions, and deductibles. Our guarantee has no deductible, and we administer it. You won’t get the run-around, and we’ll never sell your personal information.Learn More
Visual Mold Assessment
Most home inspectors will not even utter the word “mold.” They don’t want anything to do with it, and they are not certified to identify it. Most importantly, they do not carry insurance for mold since it is an add-on to most E&O policies. They are therefore discouraged by their insurance company from discussing possible mold conditions. This is a huge disadvantage for buyers and sellers.
Thermal Image Scanning
While some companies upsell you on thermal imaging, we use thermal infrared cameras at every inspection. This is a $250 dollar value that we provide free of charge to check for leaks, moisture, HVAC problems, and electrical overloads. If a home inspector isn’t using IR, they may be missing huge problems.Learn More
Aerial Roof Inspections
All of our inspectors show up prepared to inspect roofs that many other home inspectors can’t inspect. Some won’t get on a roof that is more than 12 feet from the ground. This excludes any two-story roofs. Others will inspect tile or concrete roofs only from the edge of the roof, standing on a ladder.
We utilize custom high-resolution pole cameras that allow us to inspect roofs safely, thoroughly, and completely at no additional fee (a $150 value). Our method is better than a drone inspection because the inspector is not distracted by the process of flying the drone and is not limited by the short battery life of the drone — which can cause an inspector to rush the roof inspection. Furthermore, our technique is silent and does not upset neighboring pets or people.Learn More
Appliances make everything easier — but not if they are broken! In addition to the standard appliances that are included in a home inspection, we also evaluate the washer, dryer, and refrigerator if they are to remain in the home. That’s right, most other home inspectors do not inspect these critical appliances. This service helps protect you from unscrupulous home warranty contractors who try to scam owners by denying coverage for appliances. We evaluate their condition, and for those that are functional at the time of the inspection, we will state so in the report. This helps hold the home warranty company accountable if you have a claim on their warranty.
Asking for Repairs
We understand that no one involved with the sale of a home wants expensive repairs to turn up during the inspection. But it is important to all parties that the major defects are identified. A thorough inspection protects the buyer from unexpected repairs and the seller from liability for non-disclosure after the sale. Your agent will receive our report tools to help them build a professional, detailed Request for Repair Addendum faster and easier than ever – right from your report! Get the repair estimate you need.
